vicarage-court.co.ukVicarage Court is a new build development located at 214 Wendover Road, Staines. Previously an old vicarage owned by the Diocese of Guildford, this space has been transformed into 12 energy-efficient and environmentally friendly apartments, developed to make better use of the property.
My Role
I was commissioned to deliver a comprehensive branding and marketing package as the construction progressed. Additionally, I provided support with several practical tasks to facilitate the development.
Branding and Marketing Package
The marketing package I created included the following:
- Website Design: Crafting an online presence that effectively showcased the project’s unique selling points and sustainability features.
- Client Brochure: A detailed brochure tailored for clients, highlighting the benefits and features of the apartments.
- Investor Summary Brochure: A concise summary aimed at investors, focusing on the financial and environmental advantages of the development.
- Hoarding Design: Eye-catching designs for construction site hoardings to attract attention and inform the public.
- Signage Design: Functional and aesthetic signage to enhance the development’s visibility and appeal.
- Developer Flag Design: Custom flags to promote the development and brand visibility.
- Apartment Plot Mood Boards: A3 Dibond boards for client walkthroughs before completion and 3-page PDFs for prospective buyers to give a tangible sense of the apartment’s aesthetic and atmosphere.
Practical Contributions
In addition to the branding and marketing efforts, I assisted with several practical tasks:
- Material Takeoff: Utilised DWG files to calculate the materials needed and their quantities.
- Utility Cupboard Configuration: Designed the initial utility cupboard configuration in 3D to aid planning.
- Internal Documents: Created various internal documents to support the development process.
Impact
The marketing materials I developed played a crucial role in generating significant interest from both local residents and potential buyers. As a result, all 12 apartments were sold swiftly, demonstrating the effectiveness of the branding and marketing strategy in achieving rapid sales.
Plot Page
Each Individual plot has its own webpage. This page shows the specifics for that plot, including an interactive 3D floor plan with the proposed fittings and materials. Prior to the introduction of the Estate Agent, in which a different mode of contact was needed, a form was present on each of these pages to allow for people to declare their interest in a specific plot. This allowed the team to send relevant information to the prospective client without having to gather further information.
Interactive 3D Map
Whilst the development was still in its build phase; I produced a custom 3D map to allow potential buyers to visualise what the final property would look like within the space when it was complete. Using Mapbox and QGIS, the site plan was rendered into its exact location on the map and a low poly 3D model of the property was put in place. This allowed clients to interact with, zoom in and spin around the property in the actual context of the area, giving a much clearer picture than the site plan alone could give.
Brochure Design
Alongside the custom website, a brochure was produced in the same style. This gave potential clients and investors something offline and tangible that they could look at and consider. It also gave the estate agents a much easier time of distributing information to any of their clients who might have been interested in the property. A lot of the properties were already sold prior to completion of the build, so conveying all the relevant information clearly early on was hugely important to reducing friction towards the sale.
Mood Boards
A mood board was produced for each apartment, outlining the chosen style and specifications of that plot. This made the open-house days and private viewings prior to completion significantly easier, and gave the client a clear picture of the fit and finish of the apartment. Each apartment had a dibond board mood board for the client walkthroughs, as well as a short brochure that the client could take with them.
Utility Cupboard Configuration
During the build process, I made an initial 3D plan of each apartment’s utility cupboard. Using the dimensions of each cupboard and the minimum clearance areas of each utility (heating, electric, sprinkler pump, etc.), I created a 3D plan for each cupboard to give the service engineers a better picture of how everything should fit in. This led to some cupboards being made slightly bigger to accommodate the utilities and avoided problems down the road.
